Preventive Maintenance – Garage Doors
Self-checking periodically is not enough. In order for your garage doors to have longevity and more durability, it is recommended that you call a garage door maintenance service to check out your door. Remember that preventive maintenance is better and cheaper than having to replace your entire garage door system because of neglect.
If your garage door opener is belt-drive or chai-drive type, you need to tighten up loose hardware. The up and down movement and the vibration caused by constant operation loosens the garage door opener hardware. All the bolts and brackets can be tightened using a wrench.
The balance of the garage door should be tested monthly or twice every two months. Before testing the balance, the opener should be disconnected first. The door has to be moved halfway up, and if it doesn’t hold, there must be something wrong with the spring system. Your professional technician can perform spring adjustment procedures on the door.
The steel or nylon garage door rollers have to be checked twice every year. Watch out for worn or broken rollers. These need to be replaced right away.
The rubber weatherstripping has a tendency to get brittle or cracked. If this is the case, it should be replaced right away. The weatherstripping prevents rain, wind or snow from coming inside your garage.
Lubricating necessary parts is needed, especially for screw-drive and chain-drive garage door openers.
Aside from all of these, you need to perform the following monthly tests: door balance test, reversing mechanism test, and photo eye test.
